Scope Inspections

A commercial building scope inspection is a visual, non-invasive assessment of the property’s accessible areas and major building components to document existing conditions and identify visible deficiencies, damage, safety concerns, and potential maintenance or repair needs.

The inspection may include:

  • Building Exterior: Roofing, exterior walls, windows, doors, loading areas, drainage, sidewalks, parking areas, and visible foundation components.

  • Interior Areas: Walls, ceilings, flooring, common areas, offices, storage areas, and other accessible spaces.

  • Structural Components: Visible foundation, framing, columns, beams, walls, and other accessible structural elements.

  • Roofing: Accessible roof surfaces, flashing, drainage systems, penetrations, and visible signs of deterioration or leakage.

  • Plumbing: Visible piping, fixtures, water heaters, drainage components, and evidence of leaks or moisture.

  • Electrical: Accessible electrical panels, outlets, switches, lighting, wiring, and other visible electrical components.

  • HVAC: Accessible heating, ventilation, and air-conditioning equipment, thermostats, ductwork, and related components.

  • Life-Safety Observations: Visible conditions involving emergency lighting, exit signage, handrails, guardrails, and other readily observable safety-related components.

  • Site Conditions: Parking lots, walkways, grading, drainage, retaining walls, and other accessible exterior improvements.

  • Documentation: Photographs and detailed notes identifying observed conditions, deficiencies, and areas that may require maintenance, repair, or further evaluation by a qualified specialist.

The scope inspection is limited to readily accessible and visible components at the time of inspection. It is not intended to be an exhaustive code-compliance inspection, engineering evaluation, environmental assessment, or guarantee of concealed conditions unless those services are specifically included in the agreed-upon scope.
